Your Job
1. Collect Homeowner’s Documents, Association Documents, Blueprints, Lists of Upgrades, Utility bills, wildlife photos, unique landscape details, property / neighborhood information for us to use in your HomeBook.
2. Give your home a thorough inspection imagining it through the eyes of the Buyer. Check for loose railings, grease around the stove, broken tiles, chipped paint, cracks in the walls, stains in the carpet, damaged windows, drippy faucets. Clean, empty out and re-arrange closets to make them appear larger. Fix, touch up, or remove whatever necessary. All of these steps can be fairly simple to accomplish, but can turn the head of a prospective buyer and be instrumental in a sale.
3. Purchase a Home Trust Warranty that provides your Buyer 1 yr of worry-free living. You can also cover yourself during the sales period for just a nominal amount.
4. If you plan to do any painting, replacing or remodeling, stay with neutral colors. And please don't wallpaper anything. Let the next owner do it, because you can't predict what the next owner will find appealing.
5. Keep house and yard neat, clean and ready to show. Plant colorful flowers outside to add instant charm and curb appeal. Keep front door area clean of cobwebs and debris and dirty fingerprints.
6. Open drapes, blinds and curtains when you leave the house. Leave lights on and replace burned out light bulbs.
7. Leave the house during all showings & Open Houses. Allow Public Open Houses every month.
8. Meet monthly with us every month to review market data and evaluate pricing strategy if the house isn’t receiving showings and offers.
9. Pack away or donate as much stuff as you can stand to live without for a short while—we want people to imagine themselves and their belongings in your home. It is important that potential Buyers envision their lives in your house, not yours!
